The Foreigner’s Home Buying Guide
Foreign Nationals are allowed to own real estate in the Viet Nam. In fact, there are very few differences between a foreigner and a Vietnamese when purchasing real estate. It is important that the Foreign Buyer understands the Buying Process and knows some basic information about general Viet Nam real estate practices that may vary greatly from a buyer’s home country.

1. Entities allowed to purchase and own residential houses in Viet Nam:
- Vietnamese Overseas (V.O) allowed to enter Viet Nam
- Foreign individuals (foreigners) allowed to enter Viet Nam
2. Transactions that foreigners and V.O are allowed to do in Viet Nam:
Sale, lease, lease-purchase, contract transfer (even when houses are handed over but not applied for certificate …)
3. Rights and obligations of owner being foreign individuals
- Foreign individuals have the rights of owners as Vietnamese citizens (sale, contract transfer, lease or lease-purchase)
- Just allowed to purchase, lease-purchase, receive donation or inheritance and own not exceeding 30% of number of units in an apartment building; not exceeding 250 individuals houses within an area having populations equivalent to a ward.
The Government will stipulate a specific number if within an area having population equivalent to a ward are there many apartment buildings, or on a main street are there many individual houses.
- Individuals own maximum 50 years (extended if needed); if having Vietnamese spouse will own for long and stable term and has ownership as Vietnamese citizen.
- Payment via credit organizations.

- For apartments building, complete apartments must be designed with the floors area in accordance with construction standards and regulations
- For individual houses, they must be allowed the approved master plan and design
